Our Office

The Ambiance Realty office is conveniently located off of Dallas North Tollway and Quorum Drive. Though agents can choose to work with our advanced online tools from anywhere, Ambiance Realty also has an office space where agents can work, hold meetings, or attend in-house training. Amenities include conference rooms, advanced workstations, a printing center, a well-equipped seminar room, and an information center for the latest news, tips, and market updates. FAQ

Are any office meetings required?
No. We would not waste your time like that. You will get information by emails, phone calls, or even text messages to your cell phone.
Are there any extra fees I need to pay?
The only charges you will incur are the transaction fees of the program you choose. The broker pays the E&O insurance fee; there are no hidden fees, franchise fees, office fees, joining fees, or any other fees!
Why do I need to pay a monthly fee?
The monthly fee on some of the commission plans will help Ambiance Realty to pay for the costs associated with providing the agents with E&O insurance, online tools, and maintaining our brokerage in general. Agents selling at a low volume may also opt for a “no monthly fee” plan.
Can I get my broker to answer my questions?
Of course! With Ambiance Realty, you are never alone! Our broker support is among the best in the industry. Peerly is always available to answer phone calls, text messages, and emails personally. In addition, our online tools are built to guide you through transactions and help you provide clients with the best service.
When do I get my commission?
In a sale transaction, a CDA (Commission Disbursement Authorization) will be sent to the title company authorizing them to cut your commission directly at closing. In a lease transaction, the commission will be paid to Ambiance Realty, and your check will be provided to you as soon as possible.
Do I have a minimum volume requirement?
No. We do not put any pressure on agents to sell. Ambiance Realty’s agents can work part time or full time without any pressure to meet quotas. However, if you have certain goals you would like to meet, our broker would be glad to meet with you personally and help you meet them.
Do I need to buy Yard Signs?
No. You can use our company yard signs with a deposit that is returned to you in full when you bring back the sign. However, we highly recommend you make riders with your name and phone number so that your leads contact you directly!
Can I set my own commission splits with my clients?
Yes. You may decide how much you charge your clients for your services. However, if you decide to cut your commission, you may still have to pay a fee based on standard Ambiance commission. Contact us for more information.
Can I work with commercial real estate?
Yes. We frequently conduct commercial transactions and have commercial listings. Agents are encouraged to try all types of transactions and complete training in both residential and commercial real estate.
Does Ambiance Realty specialize in anything?
Ambiance REALTORS® have experience with all kinds of real estate. We have worked extensively with luxury properties, residential sales, residential leases, commercial sales, commercial leases, land, foreclosures, REOs, HUD homes, investment properties, and anything else related to real estate!
If I refer an agent to Ambiance, do I get anything?
Yes, you will receive $100 the first time an agent you refer completes his or her first transaction, $200 the second time an agent you refer completes his or her first transaction, and $300 every time an agent you refer completes his or her first transaction after the second referral.
Which local board of REALTORS® can I join?
To access the MLS, you may join either CCAR, GTAR or MetroTex.
Do I get a branded email address?
Yes. You get a free professional “@Ambiance.RE” email address that will forward to an email address of your choice. This is an excellent way to have your work and personal emails in one place.
Agents who wish to have a separate mailbox for their work emails get free assistance with setting one up.
Do I pay for my own website?
No. Agents on any full service plan are eligible for a free professionally designed website with MLS access that is maintained for you.
Do I need to pay to be featured in REALTOR.COM & ZILLOW?
Ambiance Realty provides agents with free Featured placement on both REALTOR.com and Zillow. Agents in other brokerages pay as much as hundreds (you read that correctly!) every month for this privilege.
How many websites can I build for my listings?
You can build as many single property websites as you want for all of your listings. These websites are really impressive when shown to your clients and cost you absolutely nothing to make!
What if I want to send or receive a fax?
That is definitely possible! You can do this either from the office or from home. Ambiance agents have shared access to a company-wide fax number. They can send and receive faxes using this line without even owning a fax machine!
Will I get leads?
Of course! First of all, you get the option to keep leads from your own listings on our website and anywhere we market your listing online. In addition, the large amount of leads we generate is distributed to agents based on the areas and price ranges they wish to work in through our smartlead distribution system.

The Process

  1. Understand the requirements
    Before you start working towards your license, it's a good idea to look at the Texas Real Estate Commission's (TREC) Website and fully understand what will be required of you. In addition to the TREC fees, you must also pay fees to a local REALTOR® Association if you would like to be a REALTOR®. In Dallas, you can choose between CCAR and MetroTEX; the fees to join each are listed on their respective websites. Ambiance Realty accepts agents from both associations, but recommends that agents join CCAR because of their superior training and support.
  2. Find a Real Estate School
    Online If you feel that you can learn better online, you can take advantage of complete pre-licensing training with RealEstateExpress.com for less than $400 with our coupon code for 25% off any training package. You can find a complete list of all approved online training providers on the TREC Website.
    Classroom For those of you that learn better with Classroom instruction, Champions School of Real Estate has schools across Texas with outstanding training programs. The TREC Website has a list of all approved Classroom training providers in each city to assist you in selecting a good school close to you. Keep in mind that this option will cost more due to the nature of the classes.
    Know your facts! TREC has exam pass rates for all approved training programs on their website.

  4. Find a Broker
    In Texas, all licensed salespeople must work under a broker or brokerage. From what we've heard, Ambiance Realty sounds like a pretty decent choice!
  5. Start Working as a REALTOR® and Work Towards Continuing Education Requirements
    Once you're sponsored by a great real estate company like Ambiance Realty, you can start working with clients and show houses! Of course, there will still be much to learn, and Ambiance Realty will be there for you through the learning process. As an Ambiance Agent, you will have continuous personal support from our broker, Peerly Butbul.
    License Renewal In order to renew your license after the first year, you must complete 90 additional SAE hours. TREC lists both the first year and continuing license renewal requirements on their website.

  • After working at several well known nationwide offices and I think I have finally found my "home". Our broker, Peerly Butbul, always responds to my questions. In fact she even gave me some direction before I joined their office when my then broker wouldn't respond. But that is only one of the reasons I moved to Ambiance. It is so good to have a choice of plans. Personally, the 80/20 worked best for me. Finding leads is one of my weakest points. Last month Ambiance held an online training session for how to approach leads. I had been doing all the right things but in the wrong way. Today is Jan 7th. On Dec 28th I received 3 leads. All of them had good emails and phone numbers. In less than a week I had one sale, one showing, and one still working. BTW I have now had a second showing with lead #2. Plus many more leads have come in! I am staying busy to say the least. That says a lot about the quality of the Ambiance training and leads. Plus we have all the technical systems we need, as well as tech support. The other offices I was with were nationwide big names. I did phone time and never got one lead. I attended all the meetings as required. I did everything I was told. But the only sales or leases I had were the ones I found without the help of the office. Plus I was paying some hefty office fees as well as royalty fees on every transaction. At Ambiance there are no mandatory office meetings. I am treated like an independent contractor, which is what I am. Yet, Peerly is always ready and able to respond to my questions.
